Landlords & Vendors with Accessible Properties

Whilst marketing accessible properties for sale and rental belongs in the mainstream, getting it right still needs specialist expertise.

Private Landlords and Wheelchair Users as Tenants AccessiblePRS

How Do We Help?

Are you selling or renting an accessible property?

Guy works both with experienced landlords who market their own properties, and collaboratively with clients' estate and letting agents, bringing together local market intelligence and specialist accessibility knowledge to find you the right occupants for your property.

The missing link between supply and demand has become increasingly technical, one with technology gatekeepers (which, for the most part, still design user interfaces that discriminate against accessibility). By understanding the systems and approaches, we take a range of actions and activities to put your property in front of individuals and professionals who are specifically looking for accessible properties. We do this in a way that leverages both professional networks and active subscriber bases and keeps your property in the mainstream market, (1) so more people can find it, (2) gives you the best of the market and results and (3) because this is what catalysing meaningful inclusion looks like.

We activate the value of longstanding professional relationships, alongside media and digital visibility, and harness search and AI to support our marketing. It's a more insightful and expert approach to mainstream property marketing.

As a former estate agent in Central London sales, before sustaining a spinal injury in 2003, Guy maintains and builds on relationships within the industry and shapes the standardisation and structure of accessible property search and marketing - read more about his accessibility training for agents here.

We had a property that most agents simply didn't know what to do with. Guy understood it immediately. He knew the market, knew where the demand was, and went straight to it rather than casting around. The property was let to a tenant who genuinely needed what it offers, on terms that work for us, and the whole process was handled professionally and without fuss. He kept us informed throughout and did what he said he'd do.

Tenant Sourcing

If you're all set up and ready to go, but just need a wheelchair using tenant, let us do the work. We have a list of registered applicants, nationwide and at a range of budgets and requirement.

Having trained their photographs in accessibility (capturing the visual information we need to see) we work with Nichecom and can arrange all property marketing assets, including photography, videography, drone footage, floor plans, EPCs and more. Nichecom work nationwide, have high standards and fast turnarounds. These superb quality assets support our clear approach to potential tenants, and gives everyone confidence in what is being offered and whether it might be suitable in meeting accessibility needs.

Plan Appraisals & Accessibility Guidance

The best time to contact us is ALWAYS at the start of a project, even before the back of a napkin drawings or first design team meeting. The second best time is today. Building regulations for accessibility often don't meet user needs and builder assumptions can cost more without achieving the desired effect. You hire consultants for just about every other unseen building element. Taking advice on accessibility ensures that you achieve your intentions (and more when you see how good design creates better built spaces for everyone). This makes a home more nourishing, more aspirational and more valuable.

Joint Projects

The private rental market is going through systemic change with more coming. Accessibility has offered a fascinating array of insight across the market over the last seven years. We've learned a lot. Now we're innovating, working on proof-of-concept before scaling. If social investment with commercial returns is your thing, we should talk.

Agent Introductions

Lettings compliance is full time and requires up to date knowledge. Particularly post Renters Reform Act (2026). Many of the processes are procedural and there are significant penalties for getting them wrong. With this in mind, we stay in our swim lane, but do work with some really excellent agents, if you need an introduction. For more information, and to discuss your needs or accessibility as a landlord benefit, please get in touch.
When Guy called about this property & landlord, we’d already started to believe we’d never find anywhere. It’s exciting because it’s perfect for me & my partner, and meant I could accept an incredible work role. Plus, how helpful to be consulted in the refurbishment process!
